Summerlin began to take shape in 1990 and has ranked among the nation’s top-selling master planned communities for three decades, holding the #1 spot for 12 consecutive years, a remarkable achievement by any standard. In 2019, Summerlin remained a power house ranking #3 nationally by RCLCO. Nestled along the western rim of the Las Vegas valley, Summerlin encompasses 22,500 acres with approximately 6,000 gross acres remaining to accommodate future growth, including infrastructure, open space, commercial and residential opportunities.

Summerlin is the only community in Southern Nevada with its own Downtown. Planned and designed by Howard Hughes, Downtown Summerlin® is a 400-acre walkable, mixed-use urban core within the heart of the master planned community, located just east of the 215 Beltway between Sahara Avenue and Charleston Boulevard.

Downtown Summerlin is home to office, fashion, dining, sports and entertainment, encompassed in an outdoor, pedestrian friendly environment. In keeping with authentic design in new urbanism movement, Downtown Summerlin also includes office and residential offerings.

Capitalizing on Las Vegas’ emergence as a  professional sports town, Howard Hughes rebranded its Triple-A baseball team as the Las Vegas Aviators® and relocated the team to the Las Vegas Ballpark®, a 10,000-capacity baseball stadium that opened April 9, 2019 and was named by Ballpark Digest, the industry standard, as Best Ballpark of 2019. The stadium is located immediately south of City National Arena, practice facility for the NHL’s Vegas Golden Knights. Together, these two major sports facilities make Downtown Summerlin not only a popular location to shop, dine and be entertained, but to enjoy immediate access to professional sports via world-class venues.

The multi-generational community of Summerlin is currently home to more than 100,000 residents who enjoy a quality of life second to none in Southern Nevada, created in part by an unparalleled list of amenities. These include 250-plus parks of all sizes of which 29 are major village parks;  more than 150 miles of award-winning trails; 26 public, private and charter schools; 14 houses of worship; ten golf courses; shopping centers, medical and cultural facilities, business parks and dozens of actively selling floor plans. As Summerlin continues to evolve, the community’s variety of housing choices remains a core focus for the success of future development. Today there are new homes for residents  in nearly every life stage and a variety of price points to fit the modern homebuyer.

The overall master plan of Summerlin creates a diverse community with continual focus on an active, outdoor lifestyle that will continue throughout  the community’s phased development of its urban core and remaining acreage.
